Themes includes: <br />o Desire to see an equal representation of high medium and low density <br />distributed evenly between the two sod propertie s (north and south of Main <br />Street) <br />o Not in favor of connecting Carl Street and concerned if it was it would <br />become a major throughfare with the proposed medium and high den sity in <br />our area <br />o Desire to not see low and cheap quality of homes built <br />o Prefer Scenario 2: <br /> <br />6 <br />▪ See a benefit having small scale commercial and higher density on <br />Main Street towards the western border of Lino Lakes and Blaine <br />• It will be an easy flow between that area and the current <br />developed land to the west in Blaine. <br />▪ The traffic for high density is consolidated along a major road and <br />potentially will keep traffic from driving through other neighborhoods <br />as there will be easy access to Main Street and Sunset (and over to <br />Lexington Ave to access 35W.) <br />▪ The wetlands are mostly surrounded by low density housing, making <br />them more visible if surrounded by larger structures. <br />▪ Each of the park areas are relatively close to high density area <br />providing easy access to more residents. <br />o Supportive of the regional trail connection on Main Street, and the two parks <br />to be developed. <br />o Concern about timing of development and current properties not ready to <br />develop. <br />o How does a mosque fit into these plans? <br />o Keep “s” curves to a minimum, curved roads to slow traffic are good, but not <br />“S” curves make it harder for the driver’s vision. <br />o No desire for more large chain store, auto shop, fast food, bank or liquor <br />store added. It’s a slippery slope to go down. <br />o With traffic increasing, consideration for the safety of walkers and bikes via <br />paved paths or sidewalks and public transportation. <br />Comments Received on Interactive Map <br />Scenario 1: <br />• “In my opinion, this scenario makes the most sense as it seems to be blend in <br />based on what is already existing. I think you could put higher density up against the <br />Blaine boundary to better match what they have put in.” <br />• “Most of the lots appear to be single family homes. In the past there was a law to <br />stop development, which was highly correlated with the previous development plan <br />to have a more ethnically diverse population.
