The lots are within the <br />Shoreland Overlay District of Amelia Lake. The existing lots have a total area of 1,779,327 <br />square feet (40.85 acres). <br />Each of the new lots is proposed to be over 10 acres in area and include the building pads <br />for future homes. <br />Comments: <br />1.Plans shall reference the current version of the City Standard Specifications <br />found on the City website and all details shall be updated to City Standard Details <br />as applicable. <br />Reference to the City Standard Specifications has been added, and the City <br />Standard Details have been included. <br />Please update GEN-13 and GEN-22 to the most recent version (found in Appendix <br />C of the Standard Specifications). <br />The indicated details have been updated to the most recent versions. <br />2.Per the Shoreland Ordinance there shall not be any facilities or construction <br /> within the 150’ shoreland impact zone. <br /> Stormwater biofiltration basins have been moved to be outside the 150’ shoreland <br />impact zone. The same treatment volume and configuration has been maintained to <br />ensure equivalent hydrologic function. The conceptual house footprints and drives <br /> are also located outside of the 150’ shoreland impact zone. <br />3.Applicant shall provide a permit or written authorization from Great River Energy <br />and UPA to work within their easements. <br />Permission will be obtained as needed from Great River Energy and UPA prior to <br />completion of final construction plans. <br />Prior to approving the final plat, the City of Lino Lakes will require written <br />authorization from Great River Energy and UPA. <br />See document for release of easement. <br />City Attorney is reviewing document. <br />OK <br />4.Additional geotech data required: <br />a.The applicant is proposing homes in old borrow pit areas. Building pad <br />locations shall be evaluated for bearing capacity and per building code. <br />Notes will be added to final construction plans indicating the requirement for <br />additional geotechnical investigation. Final construction plans will include any <br />corrective measures resulting from the investigation. <br />b.Percolation tests shall be provided for filtration basins. <br />The filtration basins are planned to be constructed with specified granular <br />borrow material, with predictable percolation rates, to ensure proper function. <br />They will also include underdrains to ensure proper drawdown. <br />•Grading & Stormwater Management <br />The Lake Amelia Woods Plat will require site grading for the proposed house pads, the <br />proposed driveways, storm water facilities, and other site grading.
