<br />Ms. Katie Larsen <br />9/3/2025 <br />Page 7 <br />Comments: <br />1.Applicant should modify the legend to identify the floodplain line on the plans. <br />The floodplain line has been added to the legend. <br />Applicant to clarify in the legend that the floodplain line is the same as the HWL. <br />Legend has been updated as indicated. <br />•Drainage and Utility Easements <br />th <br />The applicant is proposing 10-ft wide drainage and utility easements along the 20 Avenue <br />(CSAH 54) right-of-way. The applicant is proposing 5-ft wide drainage and utility easements <br />on adjacent property lines between lots. <br />Per City Code, the City requires 10-ft wide drainage and utility easements along lot lines and <br />allows these easements to be centered on common rear and side lot lines. <br />Comments: <br />1.Applicant shall provide the following Drainage and Utility (D&U) Easements: <br />th <br />a.A 20-ft wide D&U easement along 20 Avenue (CSAH 54) beyond the right <br />of way will be required for future water system looping <br />b.All side lot lines require 10-ft D&U easements <br />c.D&U easements along Amelia Lake shall be along the delineated wetland + <br />10ft or floodplain 100 yr elevation + 10 ft (whichever is greater) <br />d.All wetlands require a D&U easement 10 ft from the delineated boundary <br />Applicant to update the north D&U boundary for the southernmost wetland <br />on Lot 4. It does not appear to extend all the way to the right-of-way and/or <br />the D&U easements adjacent to the right-of-way. <br />e.All stormwater facilities require a D&U easement 10-ft from the HWL <br />Easements have been updated and shown as indicated. <br />th <br />2.Applicant to provide a 20-ft wide trail easement along 20 Avenue (CSAH 54) <br />that shall be recorded with the final plat in the same location as the D&U for the water <br />system looping <br />The trail easement is shown as a drainage and utility easement on the preliminary <br />plat. Sketch and description to be prepared upon approval of location and placement. <br />That location is correct. The trail easementshall be recorded as a separate <br />document with the final plat. <br />See private easement sheet (S6). <br />Development Agreement <br />A Development Agreement will be required with the final plat. <br />Grading Agreement <br />A Grading Agreement is not applicable at this time. <br />•Stormwater Maintenance Agreement <br />The stormwater ponds will be privately maintained and a Stormwater Maintenance <br />Declaration will be required with the final plat. <br />Lake Amelia Woods Final Plat Engineering Review <br /> <br />
