<br />5.Storm sewer between town homes should discharge between the buildings into <br />a swale before continuing west to the drainage swale and entering the storm <br />basin. <br />a.Creating water features between the buildings with native plantings and <br />vegetation will provide a higher level of stormwater treatment and create <br /> “fingers of green” running through the site to enhance wildlife habitat. <br />b.Storm sewer between town houses should be relocated for future <br />maintenance and access. Feasibility of replacing that pipe in the future <br /> will create access issues. Pipe should remain private if public access isn’t <br />available for future work. <br />i.Remove one or both pipes between town house crossings or <br />provide alternative for future maintenance <br />6.The project should include expanded buffers adjacent to Wetland 1. A <br />restoration and management plan should be developed for upland buffer <br />areas consistent with pre-settlement vegetation. <br />7.Trees scheduled to be preserved must have Tree Protection Fence installed in <br />accordance with City tree protection fence detail. City Tree Protection Fence <br />detail should be added to the plan sheet. Standard detail Gen-27. <br />8.Tree removal should be completed in the fall or winter to minimize impacts to <br />migrating or nesting bat populations. <br />9.Provide ESA classification and basic use designation for the 57 trees being <br /> removed. It appears that several of the trees will be larger than 12” in diameter <br />and would require a 2:1 replacement planting. <br />a. <br />b.Plans show removal of 38 trees of which 30 are significant. Clarify total <br />number of removals. <br />c.On the removal plans add the tree identification number so we can <br />correlate it with the tree inventory. <br />d.Coniferous trees are shown as measured by DBH, city standards measure <br />coniferous trees by height. Please provide height measurements for all <br />coniferous trees planned to be removed. <br />10. Plant additional “large” canopy trees on the backside of the proposed senior <br />living building within the shoreland district. <br />Page 2 <br /> <br />
