<br />Page 2 <br />i. Credit is not given for drainage from the wetlands that is directed <br />to the stormwater ponds <br /> <br />4. City Tree Protection Fence detail should be added to the plan sheet. Standard <br />detail Gen-27 <br /> <br />5. Trees scheduled to be preserved must have Tree Protection Fence installed in <br />accordance with City tree protection fence detail. <br /> <br />6. Ash trees preserved will not provide any existing tree credit. All ash trees should <br />be removed unless noted they are and will continue to be treated for EAB on <br />two-year rotations <br /> <br />7. Seed mixes should be updated to MNDOT seed mix design numbers for final <br />plans. Please provide more site-specific mixes for each location. Currently <br />showing wet ditch planting for stormwater areas and tall grass roadside mix for <br />buffer locations. <br /> <br />8. Low maintenance turf should be evaluated through out the development. <br />Ground covers should be drought resistant to reduce the need for irrigation <br />use. <br /> <br />9. Add a note to the landscape plan to stockpile topsoil and preserve during the <br />project. Topsoil should be spread over the open space and natural areas to <br />promote the existing seed bank and encourage native plants. <br /> <br />10. The project will disturb more than an acre of soil and will be required to obtain <br />an NPDES permit. Proof of permit shall be required before construction. <br /> <br />a. A SWPPP shall be required in additional submittals as required by the <br />MPCA meeting sections 5.2-5.26 <br />b. Final erosion and sediment control will be reviewed with future <br />submittals <br /> <br />11. Wetlands 30 and 35 are outside of the WMC buffer area. These wetlands <br />appear to be outside of the area of disturbance. Staff recommends extending <br />buffers around both wetlands as much as possible. Combining the buffer <br />between the two wetlands would add the most protection and add additional <br />wildlife benefits. <br />a. <br />Page 120 of 168
