Planning & Zoning Board <br />October 8, 2025 <br />Page 3 <br /> <br />Mr. Wipperfurth also wanted to know if the stormwater pond needed to be redesigned <br />due to the trail easement. Ms. Larsen confirmed that they would have to redesign the <br />stormwater pond with the staff recommendations for the trail easement. <br /> <br />Mr. Wipperfurth would like to know what maintenance free fencing means. Ms. Larsen <br />stated that the City does not have a definition of maintenance free. Mr. Wipperfurth <br />would like the City to come up with a definition for future applicants. <br /> <br />Mr. Vojtech wanted to know which side the landscaping would go on along the privacy <br />fence. Ms. Larsen stated that the landscaping would go on the east, towards the <br />residential side. <br /> <br />Ms. Guthmueller wanted to know what the signage would look like for the building. Ms. <br />Larsen stated that there is a sign ordinance, but the ordinance does not have any <br />aesthetic verbiage. Ms. Guthmueller thinks the City should include language for <br />aesthetics to the sign ordinance. <br /> <br />The applicant, Tyler Huebsch, was present to answer questions. <br /> <br />Mr. Evenson had questions about whether this type of building is common. Mr. Huebsch <br />stated that this is a common practice in the industry. <br /> <br />Mr. Evenson wondered if the building would be fully rented. Mr. Huebsch stated that he <br />is hoping that the building would be filled with multiple types of tenants. <br /> <br />Mr. Vojtech wanted to know the purpose of the out-bay. Mr. Huebsch stated that the <br />purpose would be to prepare the vehicles for sale. <br /> <br />Mr. Root wanted to know what types of vehicles would fit in the lot. Mr. Huebsch stated <br />most vehicles would fit, trucks, sedans and SUVs. Mr. Root wanted to know how the <br />vehicles would be obtained. Mr. Heubsch stated that they would be purchased by <br />private dealers. <br /> <br />Mr. Vojtech wanted to know if a semitruck would fit in the parking lot, for vehicle drop <br />offs. Mr. Huebsch stated that it would not be necessary for a semitruck to enter the <br />parking lot. <br /> <br />Mr. Vojtech wanted to understand the placement of the trash receptacle. Mr. Huebsch <br />stated it would be convenient for the tenants of the offices and for ease of access for <br />the trash companies. <br /> <br />Mr. Root opened the public hearing at 7:05 p.m. <br /> <br /> <br /> <br />
