Planning & Zoning Board <br />October 8, 2025 <br />Page 4 <br /> <br />There was no one present for the public hearing. <br /> <br />Mr. Vojtech motioned to close the public hearing. Mr. Wipperfurth seconded. The public <br />hearing was closed at 7:06 p.m. <br /> <br />Mr. Wipperfurth had concerns that in the future there could be sales of large non- <br />passenger vehicles, such as semitrucks. Ms. Larsen stated that language would be <br />included in the CUP that would state that only the sale of passenger vehicles would be <br />allowed. <br /> <br />Mr. Wipperfurth wanted to know if this could potentially become a singular dealership <br />and if there would be a way to restrict large vehicles such as semitrucks from parking on <br />the streets. Ms. Larsen stated that if this became an issue it could be brought back <br />before the Board and reevaluated. <br /> <br />Mr. Laden stated he appreciated the architecture and thought behind the design of the <br />building. <br /> <br />Mr. Root stated he would be comfortable if this was in an industrial district or just an <br />office building but does not feel he could support the conditional use permit for motor <br />vehicle sales with it being so close to residential homes. <br /> <br />Mr. Laden moved to approve the conditional use permit and site and building plan <br />review with staff recommendations and Board recommendations including: <br /> A defined dimmed light level <br /> Limiting the sale to passenger vehicles only <br /> A definition of maintenance free materials <br />Motion was seconded by Mr. Kohler. Motion carried 6-1. <br /> <br />7. DISCUSSION ITEMS <br /> <br />A. Main Street Master Plan Comprehensive Plan Amendment <br /> <br />Mr. Grochala provided an update on the Main Street Master Plan Comprehensive Plan <br />Amendment. <br /> <br />Mr. Wipperfurth wanted to know whether this would include language about street <br />connections. Mr. Grochala stated the comprehensive plan amendment would not <br />include street connections. <br /> <br />B. Project Updates <br /> <br /> <br /> <br />
