3 <br /> <br />A Declaration for Maintenance of Stormwater Facilities is not required because there are no <br />stormwater facilities. <br /> <br />Development Agreement and Final Plat <br /> <br />A Development Agreement for the Second Addition is not required. The original Lake Amelia <br />Woods Development Agreement remains in effect and securities are in place. <br /> <br />Site Improvement Performance Agreement <br /> <br />A Site Improvement Performance Agreement is not required. <br /> <br />City Engineer Comments <br /> <br />The City Engineer reviewed the revised plans and final plat. All items have been addressed <br />including the vacated and proposed easements for the development addition, which have been <br />reviewed and adequately cover existing wetlands, wetland buffers, utilities, and future trail <br />alignments. <br /> <br />Planning & Zoning Board <br /> <br />The Planning & Zoning Board reviewed the final plat on November 12, 2025 and recommended <br />approval. <br /> <br />Findings of Fact <br /> <br />City Code Section 1001.057(2) details requirements that shall be met before consideration of <br />the final plat by the City Council. The attached Resolution No. 25-165 details these findings of <br />fact. <br /> <br />RECOMMENDATION <br /> <br />Staff and the Planning & Zoning Board recommend approval of the easement vacation and Lake <br />Amelia Woods Second Addition final plat. <br /> <br />ATTACHMENTS <br /> <br />1.
