The proposed improvements will connect to the 16 -inch watermain stub in
Phase No. 2. This is a trunk line for the City and the project will extend the 16 -inch
line to the north end of the new roadway. There will be 8 -inch watermain stubs
east and west for the developments at future proposed connections. Hydrants will
be installed as necessary.
F. RIGHT -OF -WAY AND EASEMENT ACQUSITION:
Phase No. 3 right -of -way will be 120 -feet in width. The proposed alignment is
shown in the exhibit labeled Right -of -Way and Easement. Wetland replacement
and mitigation areas, currently not determined, will require land acquisitions.
Further analysis of the storm water facilities may require additional acquisitions.
IV. IMPACTS OF PROPOSED IMPROVEMENTS
The impacts of the proposed improvements will minimally affect Main Street (CSAH 14)
since the intersection was significantly completed through the CSAH 14 project. Also, the
proposed improvements will have minimum impacts since it is all in agricultural land.
This area does have wetlands, drain tile, ditches and pipeline easements that will have to
be addressed as development occurs. Coordination with the Rice Creek Watershed
District will be critical with the storm water impacts in future design consideration.
V. PERMITS
The following permits will be required to implement the proposed improvements:
Minnesota Pollution Control Agency (MPCA)
Rice Creek Watershed District (RCWD)
Rice Creek Watershed District (RCWD)
Minnesota Pollution Control Agency (MPCA)
Anoka County
Minnesota Department of Health (MDH)
NPDES Stormwater Permit
Stormwater Quality Permit
Water/Wetland Project Permit
Sanitary Sewer Extension Permit
ROW Access Permit
Watermain Extension Permit
Page 10 14817.004
