Our comments <br />were made on the following documents: <br /> Lyngblomsten – Preliminary Plat and PUD Amendment No. 3 prepared by Wold, dated <br />November 10, 2025 <br />The following review comments should be responded to in writing by the applicant. <br />Engineering <br />•General <br />The Lyngblomsten Nursing Home is proposing a skilled nursing wing to their campus <br />located west of Hodgson Road (CSAH 49) and south of Blanchard Boulevard. It is a 12,000 <br />SF addition to their 290,000 SF main building and includes 57 private rooms together with <br />offices, conference rooms and both an underground and outdoor parking areas. <br />Comments: <br />1.With the PUD Final Plan, provide new building addition specific plan sheets that <br />accurately depict the current topological information of the site as existing and clearly <br />identify what grading/construction is proposed with the new building addition. <br />2.With the PUD Final Plan, provide existing conditions plan sheet with <br />removals/demolition required <br />a.Identify adjacent existing utilities that will be utilized <br />•Grading <br />The Lyngblomsten Nursing Home Campus addition includes limited site grading for the <br />building outdoor parking area and blending into the streets and driveways. The lot was <br />rough-graded with the grading of the overall campus. A grading plan meeting City <br />requirements will need to be submitted as part of the preliminary and final plats. <br />Comments: <br /> <br />
