<br />Both open space requirements are met. <br />Existing Conditions <br />Per the Wetland Delineation Report, the site consists primarily of row crop land with <br />scattered farmed wetlands. A single-family home and outbuildings are located along the <br />west central border. Wooded areas with wetlands/drainageways are in the southwest <br />and southeast portions of the site. Topography on the site varies with high elevations at <br />~910 to 912 ft MSL and low elevations at ~902-904 ft MSL. <br />A 70ft wide transmission line runs north-south through the site. A 50ft wide drainage & <br />utility easement and stormwater pipe runs west-east through the site. The areas are not intended to be <br />strict land use and density boundaries but should be considered somewhat flexible to <br />accommodate development.
