The attached PUD Land Use and Conventional Zoning District Guidelines Chart details <br />the PUD Land Use and correlating conventional residential zoning district requirements. <br />The chart also compares the proposed development to these guidelines and where PUD <br />flexibility is requested. <br />Per City Code Section 1001.098 of the Subdivision Ordinance: <br /> (1) Area. The minimum lot area, width and depth shall not be less than that <br />established by the Lino Lakes Zoning Chapter in effect at the time of adoption of the <br />final plat. Minimum lot area for urban lots shall consist of buildable land exclusive of <br />utility transmission easements or water course easements that encumber lot <br />development. <br />Lot size requirements are met. <br />Staff Comments: <br />1.An overhead electric transmission line easement covers the rear yards of Lots 9 <br />and 10, Block 5. <br />a.The applicant shall demonstrate how a deck fits on each lot. <br />2.
