As water issue continues to develop it may well impact the City’s ability to <br />service future phases of the development. <br />19.Only land that is reasonably suitable for park use and location shall be credited <br />for parkland dedication. <br />20.Conservation easements and wetland buffers shall be recorded over the <br />applicable open space outlots. <br />21.The developer shall grade in the trail located on the Public Parks. <br />22.The turf trail on Outlot E shall be open to the public but maintained by the HOA. <br />The PUD Preliminary Plan/Preliminary Plat shall be revised to address the following <br />comments: <br />1.City Engineer memo dated December 3, 2025. <br />2.Environmental Coordinator memo dated December 3, 2025. <br />3.Anoka County Highway Department letter dated November 25, 2025. <br />4.All plan sheets: <br />a.The trail shall be relocated south of the single family lots in Block 15, not <br />along the street. <br />b.The trail shall be stubbed to the west lot line near Block 14. <br />c.All trail corridors shall be a minimum 30-40ft wide. <br />d.Street A and Street B shall have sidewalks on both sides. <br />5.An overhead electric transmission line easement covers the rear yards of Lots 9 <br />and 10, Block 5. <br />a.The applicant shall demonstrate how a deck fits on each lot. <br />6. It shall be noted on the preliminary plat and in the HOA documents that lots <br />with oversized easements may have limited ability to construct accessory <br />structures. <br />23 <br /> <br />
