<br />7.The OHWL setback impacts Lot 1, Block 1 and Lot 1, Block 2. <br />a.The applicant shall demonstrate how a house and deck fits on each lot. <br />8.Private streets shall gain access from the public street and shall maintain the <br />street drainage with concrete curb and gutter per City Standard Specifications <br />for Construction. Private street access on urban and rural streets shall have at a <br />minimum a five-foot bituminous or concrete apron. The remainder of the private <br />street shall be designed, constructed and surfaced as approved by the City <br />Engineer. <br />th <br />9.The applicant shall provide a traffic study analysis for a roundabout at 20 Ave & <br />Watermark Way and confirm the roundabout improvement meets the City LOS <br />requirements. <br />10.The applicant shall work with Anoka County Highway Department and <br />demonstrate that a roundabout fits within the proposed road right-of-way <br />shown on the preliminary plat. <br />11.Land Use & Density Plan: <br />a.The lots, blocks and outlots shall match the preliminary plat. <br />b.Add Street letters to match the preliminary plat. <br />12.Master Plan Booklet: <br />a.Add Land Use & Density Plan <br />b.Add Parks and Open Space Plan <br />i.Include linear feet of paved trail and grass trail <br />c.Page 10 shall include a more detailed cross section showing townhome, <br />berm, landscaping and fence to match the Landscape Plan. <br />d.Townhome setbacks shall be shown as 25ft not 20ft. <br />13.Sheet C2.4, Preliminary Plat: <br />a.The Base Flood Elevation shall be shown on the preliminary plat. <br />14.Sheet C4.4, Grading & Drainage Plan: <br />a.A temporary cul de sac shall be installed at the north end of Street H. <br />15.
