The 10-inch diameter trunk main can be <br />downsized to 8-inch at the intersection with the townhome mains as noted on the Lift <br />Station Service Area Exhibit to assist with flushing velocities. <br /> <br />A portion of the Development will be served by a lift station as shown in the City’s 2040 <br />Comprehensive Plan, which will be oversized to accommodate the remaining sanitary <br />sewer district 3H. Oversizing costs for the lift station will be credited by the City. The site <br />will otherwise be served by 8-inch diameter main along with 4-inch Schedule 40 PVC <br />service pipe to each lot. Additional sanitary sewer stubs will be extended to the north and <br />south. <br /> <br /> <br />Comments: <br />1. Further discussion will be had within Public Works whether the eastern portion of <br />the Olson parcel to the south would be served with gravity by increasing the depth <br />of the 8-inch main at the Peltier Ponds southern townhomes by approximately ten <br />feet or whether it would be served by the lift station <br /> <br /> <br />• Transportation <br /> <br />The Peltier Ponds development will have a primary access from Watermark Way. There <br />will be 8 local public streets (Streets A-H) added and extended as well as several private <br />drives for the townhomes. All public streets are proposed to be 32’ back-to-back with a <br />60’ right of way. Final street naming will need to occur with the final plat. We have <br />requested the additional traffic information below and cannot determine whether the <br />current preliminary plat meets City requirements until reviewing that information. <br /> <br />Peltier Ponds Development - Engineering Review <br /> <br />
