With SJB Revisions 2/17/05 <br />REVISED DRAFT (02/14/05) <br />YMCA/CITY OF LINO LAKES <br />PRELIMINARY DEVELOPMENT AGREEMENT <br />THIS AGREEMENT, made as of the _ day of , 2005, by and <br />between the CITY OF LINO LAKES (the "City ") and THE YMCA OF GREATER SAINT <br />PAUL ( "YMCA ") <br />A. FACILITY <br />1. The YMCA will construct a facility of approximately 50,000 square feet that includes <br />a teen center, gym, indoor pools, cardiovascular /strength training area, aerobic studio, <br />family program space and Kids Stuff. Building design will provide for future <br />expansion opportunities. <br />2. The YMCA site and building plan will adhere to the principles of the Village Master <br />Plan and its development standards. <br />3. The YMCA will hold responsibility for the design of the facilities listed in A -1, and <br />operations and programming within the facility, including the hours of operation. The <br />City of Lino Lakes, through its participation on the board of directors and its city staff <br />liaisons acting as at -large members on the facilities, finance and programming <br />committees, will provide comment regarding the architectural design, site layout, <br />landscaping, parking, lighting and signage incorporated within the design standards. <br />City staff and the YMCA will establish a process to implement complementary and <br />joint recreational programming. <br />
