Apollo Landing, page 5 <br />• Trash / Mechanical Eq_uinment <br />The site plans submitted with this application do not clearly depict a location for trash enclosures. However, in <br />meetings held between city staff and the developer, the developer agreed to include specific language within the <br />architectural design standards that would address this issue. Trash enclosures will be required to be built into <br />the buildings with roll up (garage) doors or swinging gates for access. This will eliminate the need for the <br />accessory trash enclosures that detract from the aesthetics of the entire site. The exception is the restaurant pad <br />which will use a detached trash enclosure for health code reasons. This is acceptable to staff because its <br />location will be screened by the building itself. <br />Mechanical equipment will need to be completely screened from the view of the right of way and the <br />neighboring properties. The six foot high fence proposed around the majority of the property should do this <br />rather effectively, with the exception of the view from Apollo Drive. All mechanical equipment and utility <br />boxes located on the ground should be placed to be visible only from within the center, or should be effectively <br />screened by either screen walls or appropriate landscaping materials. <br />All roof mounted mechanical equipment should be architecturally screened by the roof structure or parapet <br />walls as required by the zoning code. <br />• <br />• <br />Utilities <br />Water and Sanitary sewer service are available within the Apollo Drive right -of -way. Revisions to the <br />Preliminary Plat drawing depict the correct location of the tie in to the municipal sewer system, thus any <br />questions regarding easements on the neighboring property have been eliminated. <br />A question still exists as to the size of service that will be required to serve the entire site, however the City <br />Engineer feels comfortable proceeding with the application and determining that prior to construction as it has <br />little impact on anything except the cost of the development. <br />Stonnwater management <br />The City Engineer has reviewed the submitted grading and drainage plan, and his memorandum is attached to <br />this report. <br />Evidence has been submitted to show that the existing wells for the residential properties to the north are well <br />outside of the required setbacks from drainage ponds. <br />The plat is subject to review and approval from the Rice Creek Watershed District. The city has received <br />copy of the Conditional Approval Pending Receipt of Changes from the Watershed District. <br />ENVIR0NMMIENTAL BOARD <br />The En-vironmental Board reviewed this application at the February 23, 2005 regular meeting. They only <br />requested that each building be brought back before them as the final plans for each lot were completed. With <br />the recommended condition from the Planning and Zoning Board that each subsequent building be reviewed <br />
