The applicant has worked with Marty Asleson, the city' s Environmental Coordinator, to make some <br />changes to the proposed landscape plan. Staff is recommending a condition of approval requiring the applicant <br />t0 follow the recommendations of the Environmental Board including irrigation of seeded areas and alternative <br />landscape materials. Staff is also recommending that the landscape plan include the addition of two woodbine <br />Plants at the base of the three trellises shown on the architectural elevations. <br />The submitted plans depict impervious surface coverage at 75 %, which is slightly above the 65% allowed in the <br />J-imited Business zoning district; however, it should be noted that this is well below the numbers included in the <br />master planned Legacy at Wood's Edge project to the east. This slight increase can be allowed through the <br />Planned Unit Development process and is supported by city staff as a modification that will further integrate <br />tl'iis site into the Legacy at Wood' s Edge master plan. <br />Pates <br />the City of Lino Lakes Zoning Ordinance, within Section 3,Subdivision 5.F.12, includes the followins <br />requirement for medical clinic parking: <br />Number Required of floor area. <br />• <br />Parking Factor \ Requirement <br />Three spaces plus at least on <br />two hundred square feet <br />20,065 square feet <br />104 <br />-'he submitted plans depict 108 parking spaces, leaving a surplus of 4 additional parking spaces. Staff <br />�ecolnnnending a couple of changes to the site plan that may result in the elimination of those 4 additior <br />Iparkang spaces, however at no time will parking be reduced below that of the minimum. <br />-As noted in the comments from S.E.H. the geometries of the parking lot drive aisle at the northwest corner <br />the proposed building are problematic. As recommended in the memorandum two parking spaces should <br />eliminated to allow realignment and improved sight lines. Additionally, the drive aisles within the n <br />onstruetion portion of the site must be increased to the standard 24 foot width. This also will result in <br />Potential need for parking elimination. A revised plan depicting conformance with these comments, as wel <br />still providing the minimum 104 parking spaces will need to be submitted for staff review prior to the issua <br />of building permits for the site. <br />Considering the use of the site and the potential development of senior housing on the adjacent pa <br />addiliornal handicapped parking should be dedicated on the south side near the entry of the clinic. <br />
