Fairview Clinic. page 4 <br />• Amass /Circulation <br />Access to the site is proposed via a shared driveway from Village Drive (shared with the bank to the south) and <br />anOther dedicated entry /exit driveway directly from Village Drive. The second access will mostly be used for <br />employee parking and to allow two points of access to the clinic and bank in case either is blocked. <br />pedestrian circulation is provided via sidewalks along the entire Village Drive right of way, and a system of <br />Sidewalks around the exterior of the building. All new sidewalks shall be increased to 6 feet in width when <br />abutted by parking to provide proper accessible routing. As mentioned above, a trail will be added to the Lake <br />»ve right of way on the east side of the street. Staff would encourage the applicant to provide at least one <br />Sidewalk access to that trail when the final design is implemented. <br />• <br />• <br />The applicant has not completed a photometric lighting plan at this time. Staff is comfortable continuing with <br />bus application with the recommended condition requiring that a photometric lighting plan in conformance with <br />city standards be submitted for staff review and approval prior to the issuance of building permits. Fixtures or <br />Site will be in conformance with the fixtures used on the existing portion of the site, and with city standard; <br />requiring them to be recessed, shoebox -style fixtures. <br />Side <br />The applicant is not proposing additional signs; however a spot on the northwest corner of the site is bein <br />planned for a monument sign for the entire Wood's Edge development. This sign is not a part of th <br />application and will be reviewed when an application is received by the Community Development Department <br />Trash Mechanical Equipment . <br />The existing trash enclosure will remain, and another is not needed at this time. All mechanical equipment IA <br />be screened architecturally or with landscaping materials. <br />Ltijes <br />The existing facility is already connected to municipal services, and this expansion was planned when th <br />Q' onnections were made. <br />tOmiW aten management <br />czi•E•R., the engineer for the Wood's Edge project has reviewed the submitted grading and drainage plan, a: <br />eveloprnent of this site must be integrated into the overall grading and drainage plan for the area. <br />®laments from S.E.H. are attached to this report. <br />
