Marketplace PDO Amendment, page 4 <br />ENVIRONMENTAL BOARD <br />The Environmental Board reviewed this application at the April 2005 regular meeting. There recommendations <br />were numerous and are attached to this report. The comments of the Environmental Board were based on a <br />different site design; therefore many of them no longer apply. However, comments regarding the trash <br />enclosure have been incorporated into the staff recommended conditions. <br />PLANNING AND ZONING BOARD <br />The Planning and Zoning Board reviewed this proposal at the June 8, 2005 regular meeting and recommended <br />approval subject to the conditions listed below. <br />OPTIONS <br />1. Approve the project subject to conditions. <br />2. Deny the project. <br />3. Return to Staff with direction. <br />RECOMMENDATION <br />Staff recommends approval subject to the following conditions: <br />1 The architectural design standards approved as a part of this application must be supplied to each <br />incoming tenant upon signature of a lease. <br />2. A development agreement must be executed between the developer and the city prior to the issuance <br />of building permits for the site. <br />3. All lighting fixtures used on the site must be in conformance with the design standards. <br />4. The trash enclosure must be large enough to house both trash receptacles and recycling receptacles. <br />5. The trash enclosure must be constructed with the same materials as the proposed building. <br />6. The decorative lighting for this site and all other developed sites within the Marketplace must be <br />installed prior to the issuance of a certificate of occupancy for any buildings on this site. <br />7. The cornice for the building must be constructed of EIFS and metal should only be used as flashing <br />to prevent damage of the cornice materials. <br />8. Irrigation to include all sodding and planted areas. <br />9. Indentation of the rear elevations consistent with the floor plan. <br />10. Bump out both corner pieces in the same fashion as they bumped out the front elevations. <br />
