• <br />Marketplace PDO Amendment, page 3 <br />Parking Surplus <br />2 <br />The parking for the site has been decreased by 17 spaces, which corresponds with the reduction of building area <br />from 30,000 square feet to 25,400 square feet. <br />Access /Circulation <br />Access to the entire site is provided via five shared driveways from the internal street system of the larger <br />Marketplace development. The layout is significantly conforming with the previously approved layout of the <br />site, with the exception of the two lots adjacent to Apollo Drive. The layout of those lots will be subject to <br />review during the Site Plan Review process for each building. <br />The pedestrian circulation of the site was also a major concern of the Planning and Zoning Board, thus <br />recommended conditions require the addition of more sidewalk areas and crosswalks within the parking lot. <br />Lighting <br />As the site is surrounded by similar commercial uses and the streets are private, the photometric lighting plan <br />submitted with the application meets all of the city requirements. The lighting fixtures will be conditioned to <br />match the existing fixtures within the Marketplace development. <br />Additionally, decorative street lighting required as part of the original approval for Marketplace must be <br />installed for this site and all other developed sites within the proj ect. As the applicant for this property is the <br />aster developer for the entire site, a condition is being added requiring the installation of the necessary <br />y <br />Signaae <br />The signage for the multi -tenant building will still be the same as was previously required. The two buildings on <br />Apollo Drive will need to follow the single user signage criteria. The ordinance will need to be edited to remove <br />references to the old building designations (A, B, C, D, and E) however the standards will not change. <br />Trash / Mechanical Equipment <br />Each building on site will be required to have a trash enclosure, and they are depicted on the site plan for Retail <br />C and Retail D. The Environmental Board has recommended a condition that the trash enclosures be large <br />enough to handle both trash and recycling bins, and the Planning and Zoning Board has recommended that the <br />enclosures have maintenance free doors to enclose the area. <br />All mechanical equipment will need to screened architecturally or with appropriate landscape materials. <br />Utilities & Stormwater <br />The utilities and grading for this site were completed during earlier phases of the Marketplace. Therefore, the <br />�City Engineer comment memorandum did not include any issues and was not attached to this staff report. On <br />oing changes to the site to meet all of the recommended conditions of approval will be reviewed subsequently <br />by the City Engineer for compliance with requirements. <br />
