<br />Planning & Zoning Board <br />November 12, 2025 <br />Page 5 <br />Chair Root wanted to clarify the recommendations. Mr. Laden stated that he would be <br />fine with the flexibility for the 55-foot lots if all flexibility is not on one single layout and <br />would not want the houses of the same layout to be next to the other. <br />Mr. Laden also spoke on the garage door styles and would like to see more variety. <br />Mr. Metzer stated that since the development of Watermark there is more variety in <br />garage door styles. <br />Mr. Kohler motioned to approve the Peltier Ponds Comprehensive Plan Amendment, <br />Rezoning, PUD Preliminary Plan and Preliminary Plat with staff recommendations. <br /> Motion seconded by Mr. Wipperfurth. Motion failed 3 – 3. <br />Mr. Vojtech motioned to approve the Peltier Ponds Comprehensive Plan Amendment, <br />Rezoning, PUD Preliminary Plan and Preliminary Plat with staff recommendations and <br />the following Board recommendations: <br />Garage size must be a minimum of 520 feet for the 55-foot lots <br />Garages cannot be forward for the 55-foot lots <br /> Motion seconded by Mr. Laden. Motion failed 2 – 4. <br />Mr. Laden motioned to approve the Peltier Ponds Comprehensive Plan Amendment, <br />Rezoning, PUD Preliminary Plan and Preliminary Plat with staff recommendations and <br />the following Board recommendations: <br />Only two of the four PUD flexibility be allowed per 55-foot lot <br />Windows over the garage for single-story homes <br />Adjacent houses on the 55-foot lots cannot have protruding garages <br />Garage door windows should have variety <br /> Motion seconded by Mr. Root. Motion failed 1 – 5. <br />After much discussion regarding architectural requirements for the 55-foot lots, the <br />Board could not come to a consensus about a recommendation. <br />B.Public Hearing: Lyngblomsten PUD Amendment #3-Skilled Nursing Care Center <br />The applicant, Lyngblomsten at Lino Lakes, LLC, submitted a Land Use Application for <br />PUD Amendment #3. They are requesting an amendment to the PUD Preliminary Plan <br /> (“PUD Amendment”) to change the 2-story skilled nursing care center to a 3-story skilled <br />nursing care center. The property address is 6070 Blanchard Boulevard. <br />Mr. Wipperfurth wanted to confirm the roof style. Ms. Larsen stated that the roof style <br />does not change with this PUD amendment. <br />DRAFT MINUTES <br /> <br />
