<br />Rooftop mechanical equipment shall be screened by the parapets. <br />Grading Plan and Stormwater Management <br />Per the City Engineer Memo dated February 4, 2026: <br />Stormwater management for the Valvoline site was included with the overall Clearwater <br />Commons development and consists of collecting stormwater runoff with several catch basins <br />and conveying it to an underground BMP on the west side of the site through an existing stub. <br />The proposed site meets these requirements. <br />Public Utilities <br /> The site will be municipally served by an 8” sanitary sewer main and 8” watermain located <br />along the private street. <br />Tree Preservation, Mitigation Standards and Landscaping <br />Per the January 28, 2026 Environmental Board staff report: <br />Tree Preservation <br />A resource inventory was completed for the project showing 10 trees proposed for impacts. <br />Nine of the trees are poplar and 1 willow that would be considered significant trees. <br />3 trees are to be removed from this site and are within the basic use area. <br />Landscaping <br />Landscaping will be required for each lot as it develops and will be required to meet all city <br />requirements. Currently trees are being planted along the private street for screening. <br />Canopy cover standards are required to mitigate the effects of hardscape by establishing tree <br />canopy cover. The required minimum canopy coverage is 40%. The site is comprised of 11,621 <br />SF of impervious at 40% requires 4,649 SF of coverage. Eight trees are being proposed within <br />the vehicular hardscape area to prove 4,800 SF. <br />Foundation landscape zone 6 large shrubs and two large trees are required per 100 LF of <br />building. The site includes 157 LF, 2 large trees are being proposed along with 10 large shrubs. <br />One additional large tree should be proposed to meet requirements. <br />5 <br /> <br />
