<br />Comprehensive Plan and Density <br />The entire Lyngblomsten campus site is guided Signature Gateway. This land use allows <br />residential at a density of 8.0 to 10.0 units per acre with 15 units per acre allowed if the project <br />meets the City's housing goals. Goal #2 of the Comprehensive Plan-Housing Chapter is to <br />enhance opportunities for senior housing. The additional 59 independent living units brings <br />the total housing unit count to 210. The overall net density is now 11.25 units per net acre <br />which is consistent with the Comprehensive Plan. <br />Zoning <br />Ordinance No. 07-19 rezoned the entire Lyngblomsten campus site to PUD, Planned Unit <br />Development to implement the Master Planning Study-Hodgson Road & CR J. Resolution No. <br />19-42 approving the PUD Preliminary Development Stage/Preliminary Plat establishes setback, <br />building height, architectural standards etc. requirements. The Design Guidelines for <br />Lyngblomsten at Lino Lakes further detail these requirements. <br />Per Ordinance No. 07-19, conditional use permits are required for the commercial day care <br />facility and residential apartments accessory to permitted or conditional uses in the PUD. The <br />findings of fact are detailed later in this report. <br />4 <br /> <br />
