The preliminary plat is not located in the Shoreland District. <br />Floodplain <br />There is no FEMA floodplain on site. <br />Additional City and Government Agency Review Comments <br />Anoka County Highway Department comments are in the attached memo. <br />Lino Lakes Fire Department did not have any comments. <br />Lino Lakes Police Department did not have any comments. <br />Environmental Board reviewed the project at their February 26, 2026 meeting and <br />recommended approval with conditions as noted in the attached memo. <br />Agreements <br />Stormwater Maintenance Agreement <br />The City pond will continue to be operated and maintained by the City of Lino Lakes as it currently <br />is in existing conditions. <br />Development Agreement and Final Plat <br />The applicant shall submit a Land Use Application for final plat after preliminary plat approval. A <br />Development Agreement will then be prepared by the City as part of the final plat application. <br />Site Improvement Performance Agreement <br />Site Improvement Performance Agreements will be required for construction of the Taco Bell <br />fast food restaurant and future retail building. <br />Comprehensive Plan <br />nd <br />The Otter Crossing South 2 Addition preliminary plat is consistent with the goals and policies <br />of the comprehensive plan regarding land use, housing, economic development, transportation, <br />local water management plan, sanitary sewer, water supply and parks, greenway and trails. <br />Land Use Plan <br />The Comprehensive Plan guides this property for commercial use.
