The proposal includes performance standards for the proposed use. <br />The owner would need to obtain an Interim Use Permit, which must be <br />reviewed by the City Council for consistency with official controls. <br />Therefore the request to amend the ordinance allows for the use to <br />conform to all performance standards of the Zoning Ordinance. <br />4. The proposed use can be accommodated with existing public services and <br />will not overburden the City's service capacity. <br />As the proposed use would be accessory to an existing use, on a <br />developed site, the proposed use will not overburden the city's service <br />capacity. <br />5. Traffic generation by the proposed use is within capabilities of streets serving <br />the property. <br />The site is currently served and developed for industrial use and <br />therefore the traffic generation of the site is within the capabilities of <br />the surrounding street system. <br />The Lino Lakes Planning & Zoning Board held a public hearing on the Zoning <br />Ordinance amendment on October 12, 2011, and forwarded this request to the city <br />without a recommendation. <br />Section 2 Amendment of Zoning Ordinance Approved <br />The City Council of Lino Lakes ordains that Section 8, Subdivisions 1.K of the Zoning <br />Ordinance is hereby amended as follows (deleted text in ctrikethrough, added text in <br />underline), and subsequent elements within the subdivisions shall be renumbered as <br />appropriate: <br />1 Open and outdoor storage as a principal or accessory use provided that: <br />a. A minimum setback of seventy -five (75) feet is provided along <br />abutting residentially zoned properties. <br />b. The setback shall include a buffer yard not less than twenty (20) <br />feet in width provided along residentially zoned properties in <br />compliance with Section 3, Subd. 4.Q of this Ordinance. <br />c. All storage is screened from view of neighboring uses and public <br />rights -of -way via a fence or green belt planting strip or combination <br />thereof in compliance with Section 3, Subd. 4.Q of this Ordinance. <br />d. The storage area does not take up parking space or loading space <br />as required for conformity to this Ordinance. <br />e. All lighting be in compliance with Section 3, Subd. 4.F of this <br />Ordinance. <br />f. The storage area is fenced and secured in an appropriate manner. <br />• <br />• <br />• <br />
