B. Site and Building Plan approval to allow the construction of 30,266 square feet in three buildings and canopy as configured on the site plan dated received June 14, 2002 1. The plat shall also include dedication of access control, along Birch Street, to Anoka County. 10. Prior to the commencement of any site work, the applicant enters into a performance agreement with the City and post all the necessary securities required by it. 11. No exterior audio system associated with the site. 12. Limiting hours of operations from 5:00 a.m. to 11:30 p.m. 13. Subject to Anoka County traffic approval.
