The request also required <br />approval to allocate MUSA to the site and a Rezoning from R, Rural District to R -1X, <br />Single Family Executive Residential District. <br />The City Council, approved the First Reading of Ordinance 07 -02, Rezoning the property <br />from R, Rural to R -1X, Single Family Executive on August 26, 2002. The City Council <br />also approved Resolution No. 02 -77 Allocating MUSA to the site and Resolution No. 02- <br />78 Approving the Preliminary Plat on August 26, 2002. <br />ANALYSIS <br />The site is located adjacent to and south of Birch Street and a quarter mile west of <br />Centerville Road. <br />Project Overview <br />Project Data: Total Site Area: 78.07 acres <br />Upland Area: 54.73 acres <br />Number of Lots: 102 Single Family Residential Lots <br />6 Outlots <br />Gross Density: 1.30 units /acre <br />Net Density (Upland Only) 1.86 units /acre <br />Existing Land Use: <br />The project consists of a 78 acre parcel that is currently in agricultural use containing <br />approximately 19 acres of wetland. Surrounding land uses include sewered residential to <br />the north (Pheasant Hills Preserve), unsewered large lot residential to the west and south, <br />and a single family dwelling, pasture and wetland to the east. <br />
