Ordinance 08 -02 <br />Page 2 <br />SECTION 2. DISTRICT PROVISIONS <br />A. Development of the property shall be subject to City Site and Building Plan approval. <br />Such plans shall be in substantial conformance with the preliminary development plans <br />shown on the following exhibits: <br />Exhibit A Site grading, drainage, and erosion control plat dated 2/1302 and revised <br />6/12/02 <br />Exhibit B Site Plan dated 3/4/02 and revised 6/12/02 <br />Exhibit C Utility Plan dated 3/5/02 and revised 6/12/02 <br />Exhibit D Landscaping and tree preservation plan dated 3/11/02 and revised 6/12/02 <br />Exhibit E Building Elevations dated 7/10/02 <br />Exhibit F Lighting Plan dated received 3/11/02 <br />Permitted Uses. Permitted Uses shall be those uses within the General Business District <br />as set forth in Section 7, Subdivision 3(E) of the Lino Lakes Zoning Ordinance. <br />C. Conditional Uses. Conditional Use Permits are approved for the following uses: <br />1. Motor Fuel Station subject to the following conditions: <br />a. No exterior audio system shall be used in the operation of the facility. <br />b. No illuminated signage shall be allowed on the protective canopy except <br />for the south side facing Birch Street. <br />c. The hours of operation shall be limited to 5:00 a.m. to 11:30 p.m. <br />d. Deliveries to the station shall be limited to the hours between 8:00 a.m. <br />and 1:00 p.m. <br />2. Accessory Drive- through facility (Bank). <br />3. Day Care Facility Nursery Facility subject to the following conditions: <br />a. All requirements of the Minnesota Department of Health and Human <br />Services, as may be amended, are satisfactory met and the structure and <br />operation is licensed accordingly. <br />SECTION 3. SPECIAL PROVISIONS <br />A. Minor variations from the approved plans may be approved by the City's Development <br />Review Committee, under the direction of the Community Development Director. <br />Substantial departures from the approved plans will require an amendment to the Planned <br />Development Overlay (PDO). <br />
