The applicant shall dedicate to Anoka County the required public right -of -way <br />adjacent to Ash Street. Such dedication shall be submitted prior to the <br />certification and recording of the Minor Subdivision. <br />CONCLUSION <br />The proposed Minor Subdivision would result in two lots: Tract B would have a width of <br />155 feet, thus not meeting the minimum lot width requirement of 330' for property in a <br />Rural zone, nor the requirement of full frontage on a road; Tract A would have 330' of <br />width/road frontage, although it would not be contiguous. As a result, staff cannot <br />recommend approval of the Minor Subdivision. <br />As there are no hardship issues apparent on the property, staff cannot recommend <br />approval of a Variance from the lot width requirements. <br />OPTIONS <br />1.) Approval of the Minor Subdivision and Variance. <br />2.) Denial of the Minor Subdivision and Variance. <br />3.) Return to staff with direction. <br />RECOMMENDATION <br />Option #2 <br />5 <br />
