• <br />DEVELOPMENT CONTRACT <br />JADT ADDITION <br />THIS AGREEMENT, made this day of , 20_, is by and <br />between the City of Lino Lakes, whose address is 600 Town Center Parkway, Lino Lakes, MN <br />55014, a municipal corporation organized under the laws of the State of Minnesota, hereinafter <br />referred to as the "City" and JADT Development Group, LLC., whose address is 4175 West <br />Broadway Avenue, Minneapolis, MN 55422, a limited liability company organized under the <br />laws of Minnesota hereinafter referred to as the "Developer ". <br />WHEREAS, the Developer has received approval from the City Council for a plat of <br />land within the corporate limits of the City known as JADT Addition, hereinafter called <br />"Development Property ", subject to the Developer's compliance with Resolution No. 02 -111, <br />attached hereto as Exhibit A. The real property to be developed is legally described to -wit: <br />Outlot B, Lino Lakes Commercial Center; and <br />WHEREAS, the Developer has received, from the City Council, Site and Building Plan <br />Approval for Lot 4, Block 1, JADT Addition subject to the Developer's compliance with <br />Resolution No. 02 -112, attached hereto as Exhibit B, and <br />WHEREAS, the Developer requested and the City has constructed and financed certain <br />public improvements to serve the Development Property in accordance with the provisions of a <br />certain Development Contract between the Developer and City, dated December 17`}', 2001, and <br />filed for record in the office of the Anoka County Recorder as Document No. 1647674; and <br />WHEREAS, the Developer is to be responsible for the installation and financing of <br />certain private improvements as shown in the "Development Plans" described hereinafter; and <br />JADT AGREEMENT 1 <br />10/09/02 <br />
