• <br />Spirit Hills. <br />Page 4 of 12 <br />The proposed Amur Maples have been replaced with less invasive species as <br />requested by the Environmental Board. <br />Parking: The standards for calculating the off - street parking requirements for Retail <br />Store and Service Establishment are outlined in Section 3, Subdivision 5 of the City <br />Code. Because this will be a multi- tenant building, a general parking ratio has <br />been applied. The applicant's plan calls for 138 stalls including the gas island areas. <br />Thirty -six (36) spaces are proposed to be constructed with a pervious Netlawn turf. The <br />use of the Netlawn allows the applicant to satisfy parking requirements while reducing <br />the site's impervious surface area and maximizing on -site infiltration of storm water run- <br />off. <br />Five handicap parking stalls are required, one of which must be van accessible. These <br />have been provided. <br />Roads, Access, Circulation: The standards for access and traffic circulation <br />are outlined in Section 3, Subdivision 5 of the City Code and illustrated in the table <br />below: <br />The subject property meets all of the requirements of this section. <br />Two access points into the site are proposed. The northern access utilizes the existing <br />Ware Road/Ware Circle intersection. The southern access is located approximately <br />220 feet north of the Ware Road /Birch Street intersection.
