The proposed action has been considered in relation to the specific policies and <br />provisions of and has been found to be consistent with the official City <br />Comprehensive Plan. <br />The site is guided for commercial land use and subject to the conditions of site <br />and building plan/conditional use permit approval the development is consistent <br />with the Lino Lakes Comprehensive Plan. <br />2. The proposed use is or will be compatible with present and future land uses of <br />the area. <br />Subject to the conditions of site and building plan /conditional use permit approval <br />the site is compatible with existing commercial and residential uses as well as <br />future commercial and residential. <br />3. The proposed use conforms with all performance standards contained herein. <br />The proposed use conforms with all performance standards contained within the <br />City's zoning ordinance. <br />• 4. The proposed use can be accommodated with existing public services and will <br />not overburden the City's service capacity. <br />Existing sanitary sewer and water services are available to the site and will not <br />overburden existing public services. <br />5. The proposed development will assist with the improvement of <br />the Birch /Hodgson intersection signalization. <br />Conditional Use Permits <br />The Zoning Ordinance states that the Planning and Zoning Board shall recommend a <br />conditional use permit and the Council shall order the issuance of such permit only if it <br />finds that such use at the proposed location: <br />1. Will not be detrimental to or endanger the public health, safety, comfort, <br />convenience or general welfare of the neighborhood or the City. <br />Comment: Bank drive- through, child day care and service station uses currently <br />exist within the City of Lino Lakes. None of the uses should be detrimental or <br />endanger the public in conjunction with conditions of approval. <br />
