• Memo - Drainage Review for Page 2 June 26, 2002 <br />Spirit Hills Center (Village Hills) <br />City of Lino Lakes, Minnesota <br />• <br />4. There are some differences between the full size and half size copies provided. For <br />example, hatched areas do not show up on the full size Plan, and the location of curb and <br />gutter differs between copies. <br />Other Comments <br />1. The Plan must note or reference that all curbing shall be B611 concrete curb and gutter as <br />required by the City. Curb cuts must be noted on the Plan where it is intended to drain to <br />infiltration areas. The location of curb and gutter must be clearly shown and referenced to <br />the City standard accordingly. <br />2. The Plan must show specifically where silt fence is to be installed (essentially all <br />locations where any runoff can leave the site). <br />3. All disturbed areas shall be seeded and mulched immediately, or within a maximum of <br />two weeks from final disturbance. <br />4. The "future" mitigation at the SE corner of the site is labeled "if necessary ". It would <br />appear that the detention area is necessary, regardless, since permanent drainage from the <br />site is being routed to this location. The expected HW should be noted on the Plan, and <br />the overflow route (to Birch Street) must be better defined to indicate what the effects on <br />Birch Street may be. <br />5. A shaded area is shown on the NW side of the property, between the driveway and pond, <br />along with a note stating "Tuff Turf' swale. The shading must be referenced in a glossary <br />or index with the other cross hatching, and a specific reference or detail to "Tuff Turf" <br />must be provided. It is presumed that "Tuff Turf" is an industry trademarked product, and <br />it must be referenced and/or specified and described accordingly. <br />6. The entire wetland mitigation work for this site is very confusing. Notes on the Plan <br />referring to mitigation should reference to the note describing the requirements of the <br />Rice Creek Watershed. Re- delineations in the spring of 2002, future mitigations if <br />necessary, etc. are stated on the Plan. If such re- delineations have been performed, they <br />should be incorporated into the Plan accordingly. Mitigation areas should also be clearly <br />defined and outlined. This Plan shall not be considered approved until the Watershed has <br />reviewed and approved the Plan accordingly. Again, the mitigation work shown for this <br />site is not clear and must be clarified and detailed on the Plan in accordance with the <br />requirements of the Rice Creek Watershed District. <br />7. A reference or detail for "Netlon Advanced Turf' and "Netavator" must be provided. It is <br />presumed that this is an industry trademarked product, and it must be referenced and/or <br />specified accordingly. <br />
