Rock entrances shall be provided at all construction site access points. <br />June 26, 2002 <br />9. A note is provided stating that grading on Larry Grubbs' property is permitted. It is not <br />shown on the Plan where this property is located, or exactly what may or may not be <br />permitted. The note should be revised to state that no grading shall be allowed beyond the <br />site property, unless the Contractor attains authorization from adjoining property owners <br />accordingly. The Contractor shall be responsible for any disturbances or encroachment <br />upon adjoining private properties. <br />10. A note is provided stating adding peat and topsoil to root zone mixing. This must be more <br />clearly explained as to where, what, etc. Reference to an appropriate specification or <br />detail is needed. <br />11. Previous correspondence indicated that a right turn lane from southbound Ware Road to <br />Birch Street will be needed. This should be reflected on the Plan to adjust the site grading <br />accordingly. <br />Storm Notes <br />1. A note should be included that all storm sewer pipe, manholes, and appurtenances shall <br />adhere to the requirements and standards of the City of Lino Lakes. <br />2. For the PS -NW Outlet Structure, the normal elevation of the pond must be provided on <br />the Plan. The outlet and ditch to Rice Lake must be reviewed and approved by the <br />Watershed District to assure that the outlet is adequate. <br />Drainage Calculations <br />1. HydroCAD Drainage Calculations have been provided. However, a site plan (existing <br />and proposed) with specific drainage areas highlighted must be provided to allow for <br />adequate review of the calculations. <br />2. The retention pond at the north side of the property must provide a permanent pool size <br />that meets NURP standards in accordance with the requirements of the Rice Creek <br />Watershed District and the City of Lino Lakes. A preliminary observation suggests that <br />the pond is undersized. The Developer's Engineer shall submit calculations <br />demonstrating that the project's storm water detention system does meet the treatment <br />requirements of the Watershed and the City. <br />• <br />
