The <br />proposed development is not considered premature and meets the performance standards <br />of the subdivision and zoning ordinance. <br />Blocks and Lots <br />The revised preliminary plat creates 11 blocks with 216 lots and 7 outlots. The outlots <br />are protected wetland/conservation areas, stormwater management ponds, and future <br />residential development. Outlots A, B, D, E, F and G will be deeded to the City. The <br />lots vary in width, depth and lot size as allowed per the PUD flexibility. <br />Public Land Dedication <br />The City will require a combination of land dedication and cash in lieu of land. The <br />proposal dedicates 5.04 acres of parkland and trail which will be deeded to the City. The <br />construction costs of the trail will be credited from the total payment in lieu. Values for <br />land dedication, cash in lieu and trail construction costs will be finalized with the PUD <br />Final Plan/Final Plat. <br />Zoning <br />Tree Preservation and Mitigation Standards <br />A Tree Inventory Report, Tree Preservation Plan and Landscape Plan have been <br />submitted which identifies existing trees, trees to be removed, new plantings, basic use <br />area, natural resource conservation area and natural resource protected area. The plans <br />require minor revisions but in general, are compliant with the ordinance. Based on tree <br />mitigation calculations, 188 new replacement trees will planted. <br />C� <br />
