# Units 3 <br />Density 2.27 units/acre <br />*A wetland delineation is required to determine the actual boundaries and area of the <br />wetland. <br />Per the City's Comprehensive Plan, low density residential development allows for 1.6 to <br />3.9 dwelling units per acre. The Planning and Zoning Board shall hold a public hearing and judgment of <br />the rezoning shall be based upon the following factors: <br />1. The proposed action has been considered in relation to the specific policies and <br />provisions of and has been found to be consistent with the official City <br />Comprehensive Plan. <br />The preliminary and final plat has been reviewed for compliance with the <br />comprehensive plan, zoning and subdivision ordinance. The subdivision is not <br />considered premature, is consistent with the comprehensive plan for residential <br />development and meets the performance standards of the subdivision and zoning <br />ordinance. <br />The parcel is guided low density residential.
