Landscaping <br />Existing trees will be used to fulfill boulevard tree standards. No new boulevard trees are <br />required. <br />Tree Preservation and Mitigation Standards <br />The Tree Preservation and Mitigation Plan identifies the general boundary of tree stands, <br />species and Basic Use Area. Since the lots are not being mass graded by the developer <br />and custom homes will be built, the individual builders will be responsible for <br />compliance with the tree preservation and mitigation ordinance such identifying and <br />tagging trees for removal and installing a protective fence. Efforts shall be made to <br />ensure tree removal occurs only when necessary and only for trees located on the <br />property. <br />Subdivision Ordinance <br />Conformity with the Comprehensive Plan and Zoning Code <br />The preliminary and final plat has been reviewed for compliance with the comprehensive <br />plan, zoning and subdivision ordinance. The subdivision is not considered premature, is <br />consistent with the comprehensive plan for residential development and meets the <br />performance standards of the subdivision and zoning ordinance. <br />The parcel is guided low density residential. Per the City's Comprehensive Plan, low <br />density residential development allows for 1.6 to 3.9 dwelling units per acre. The <br />proposal of 2.27 units per acre is consistent with the Comprehensive Plan's guided land <br />use and density. <br />Blocks and Lots <br />The proposed preliminary plat creates 1 block with 3 lots. Lot 2, Block 1 has an existing <br />home. Lot 1 and 3 are intended to be developed with single family homes. Since the <br />delineation of the wetland is critical in verifying that the area of Lot 3 meets the <br />minimum lot size of 10,800 square feet, it is proposed the first final plat, Talan Ridge, <br />will create Lot 1 and Lot 2. After delineation and RCWD approval, Lot 2 will then be <br />final platted again (Talan Ridge Second Addition) into 2 more lots. This will create a <br />total of 3 lots. <br />Streets and Alleys <br />Linda Avenue is an existing local road and can accommodate two (2) additional single <br />family homes. <br />0 <br />
