Easements <br />Standard drainage and utility easements will be required around the interior perimeter of <br />lots. Easements will also be required 10 feet around the wetland boundary and around <br />any drainage areas. <br />Storm Water Management and Erosion and Sediment Control <br />There is no storm water treatment for this area and an infiltration depression capable of <br />storing the additional runoff from a 100-year storm event will need to be constructed. <br />The City Engineer recommends grading the infiltration depression adjacent to the <br />existing wetland on the south end of the property. A drainage and utility easement over <br />this area will be required. <br />The grading plans are to be revised so that none of the drainage is being directed onto the <br />adjacent properties to the east or west. It all needs to be either directed to Linda Avenue <br />or to the wetland in the backyard. This will require a side yard swale to be graded along <br />the lot lines. Likewise, the interior side lot lines also need to include drainage swales <br />directing runoff to the north or south. <br />Appropriate soil erosion and sediment controls shall be employed during construction of <br />the single family homes. <br />Utilities <br />The current residence at 260 Linda Avenue is on private well and public municipal <br />sanitary sewer. All three (3) lots will be required to connect to public water and sanitary <br />which is capable of handling 3 single family homes. The existing well shall be properly <br />capped and abandoned or disconnected from the house if used for irrigation purposes <br />prior to the issuance of any building permit. <br />Public Land Dedication <br />The City will require payment in lieu of land dedication for purposes of public land <br />dedication. Since this is an existing lot with 1 home, fees will be required for the two (2) <br />newly created lots. <br />2 lots x $2,500 payment in lieu = TOTAL $5,000 <br />Preliminary and Final Plat <br />Staff is recommending the preliminary and final plat be reviewed and approved together. <br />The developer/applicant shall enter into a Development Contract and other documents as <br />the City deems necessary. <br />7 <br />
