INDEMNIFICATION <br />INSURANCE <br />Lessee shall hold Lessor harmless from and indemnify Lessor against any <br />and all liability, damage, loss and expense arising or resulting from the <br />acts or omission of or caused by the Lessee or Lessee's employees, agents, <br />guests, assigns, visitors or licensees in, upon or about the demised <br />premises, the building or adjacent areas, including all common areas or <br />arising out of or related to the use and occupancy of the demised premises <br />or the business activity conducted with respect thereto, including <br />interested persons and property. <br />In order to protect itself and to protect the Landlord under the indemnity <br />provisions set forth above, Lessee shall, at Lessee's expense, procure and <br />maintain a general liability, single or combined limit, occurrence/base <br />comprehensive general liability insurance policy with such endorsements <br />and such amounts as deemed acceptable to the Landlord.
