NORTHWEST ASSOCIATED CONSULTANTS <br />COMMUNITY PLANNING - DESIGN - MARKET RESEARCH <br />MEMORANDUM <br />TO: Jeff Smyser <br />FROM: Cindy Sherman <br />DATE: February 22, 2000 <br />RE: Majestic Pines — Revised Submittal <br />FILE NO: 194.01 -99.02 <br />You have asked me to review the revised plans that have been submitted for <br />the Majestic Pines Church and to provide a comparison of the plans /issues. I <br />will follow the format from the December 7, 1999 review (attached) and outline <br />the modifications that have been made to the site plan and elevations. <br />The applicant has not submitted revised grading, drainage and utility plans to <br />date, so an official recommendation can not be provided. However, we can <br />analyze the site changes and provide an opinion for the Council to consider. As <br />I understand it, the applicant will move forward with modifications to the <br />technical plans if they receive a favorable response to the site modifications. <br />Issues Analysis <br />Building <br />The building has been reduced in size. Phase 1 has been reduced by 320 <br />square feet and with phase 2, the total is reduced by 1640 square feet. <br />The exterior of the building is proposed to be a brick face over precast concrete <br />panels. The previous plan proposed precast concrete panels only. The use of <br />brick is an upgrade and will provide a different appearance but it is not <br />consistent with the Planning Commission direction to use a color that blends <br />with the natural surroundings. <br />5775 WAYZATA BOULEVARD, SUITE 555 ST.
