• • • STAFF ORIGINATOR: DATE OF MEETING: TOPIC: VOTE REQUIRED: DESCRIPTION: AGENDA ITEM 6 F Mary Kay Wyland April 24, 2000 Minor Subdivision, Rick Carlson, 599 62' Street (Junes Property) and 607 62" Street (Rehbein Property) Simple Majority This request involves the subdivision of two parcels of property to split the single family homes from the balance of the property which is then intended to be combined for future sewered development (West Shadow Ponds). The parcels are described as follows: Proposed Parcels Approximate Acreage Parcel A (B +C) existing 8.36 acres Parcel B(Junes Home) 6.69 acres Parcel C 1.67 acres Parcel D (E +F) existing 10.01 acres Parcel E (Rehbein Home) 1.09 acres Parcel F 8.92 acres Parcel C +F (future dev.) 10.59 acres Combination of parcels to be held for future dev. 18.85 acres This property is currently Zoned Rural and guided for low density sewered residential in the Draft Comprehensive Plan. The future developable parcels would provide the extension of West Shadow Lake Road, a collector roadway on the City's Transportation Plan. In May of 1997 the City Council approved a minor subdivision for the Junes property at 599 62nd Street that split the parcel into three pieces (see attached map) Parcel A was dedicated to the City for Park as a part of the Miller's South Glen Plat with some park dedication credit for future development. This park land was added to Birchwood Acres Park. Parcel B was retained by the Junes and contains their existing homestead (Parcel A on current request). Parcel C was retained by Mr. Rick Carlson for future development. Following this action, Mr. Carlson secured a purchase agreement with the Rehbeins at 607 62nd Street (Parcels D on current request) and proceeded to plat that property and the
