Consider Resolution 14 -15 Approving Development Stage <br />Plan/Preliminary Plat <br /> <br />VOTE REQUIRED: 4 /5 (Item i) and 3/5 (Item ii) <br /> <br /> <br />INTRODUCTION <br /> <br />The applicant has submitted a Land Use Application for a residential subdivisio n located south <br />of Birch Street off of Old Birch Street. Fifty -five (55) single family lots are proposed on the <br />39.80 gross acre site. The Land Use Application is for the following: <br /> <br />• Rezone property from R, Rural and R -1, Single Family Residential to PUD -Planned <br />Unit Development. <br /> <br />• PUD Development Stage Plan/Preliminary Plat for the Saddle Club. <br /> <br />BACKGROUND <br /> <br />Rezoning <br /> <br />The northern two -thirds of the site is currently zoned R -1, Single Family Residential and the <br />southern one -third is zoned R, Rural. The pro perty requires rezoning to PUD -Planned Unit <br />Development to allow for the following flexibilities: <br /> <br />• Minimum lot size (contiguous buildable area) of less than standard 10,800 s.f. <br />• Reduced front and rear yard setback from 30 feet to 25 feet. <br />• Reduced road righ t of way from 60 feet to 50 feet. <br />• Reduced street width from 32 feet to 28 feet. <br /> <br />These PUD flexibilities are provided to establish a future roadway connection to Fox Road, <br />complete the greenway corridor, reduce t he development footprint in environmentally sensitive <br />areas and provide c onservation easements to protect natural habitats and wetlands areas.
