The garage locations for Lots 6 & 7, Block 1 need to be relocated to be as far away from <br />the Fox Road intersection as possible. <br /> <br />6. The low floor elevation for Lot 4, Block 6 needs to be increased from 898.5 to 898.6 to <br />meet the minimum requirements of being 2 -f eet above the adjacent HLW. <br /> <br />7. The outlet pipe for Pond 3 needs to be aligned so that it is not discharging into the <br />realigned ditch at a 90 degree angle. <br /> <br />8. Benchmark or datum should be provided on grading plan. <br /> <br />9. Provide additional detail on grading plan to ensure that drainage patterns for Wetlands F1 <br />and F3 continue to drain to the south and that the wetlands do not drain east for the <br />modeled design events. <br /> <br />STREET & UTILITY PLAN <br /> <br />1. The watermain extension from the existing 6 -inch stub located at the intersection of Birch <br />Street and Birch Court needs to be 8 -inch, not 6 -inch as shown. <br /> <br />2. Pipe bedding details will be required as part of the construction plans to confirm that the <br />PVC watermain will be bedded wi th select granular material. <br /> <br />3. As part of the construction plans, additional detail on how the locate wire is installed with <br />the watermain will be required. <br /> <br />4. The s anitary sewer extension to serve the north/south portion of Old Birch in the future <br />needs to extend 10 feet beyond the watermain stub so that future connections will not <br />undermine the watermain. <br /> <br />5. The east/west portion of Old Birch Street, from Birch Street to Pheasant Run South will <br />need to be reconstructed as part of this project. <br /> <br />6. The class of t he sanitary sewer and watermain pipe must be included on the plans. <br /> <br />7. Please note that individual house sanitary sewer services cannot connect directly to <br />manholes. Services must connect to the sanitary sewer pipe with a wye connection. It <br />appears that Lo t 2 Block 3 may have an issue with this requirement. <br /> <br />8. Lots with sanitary services longer than 100 feet in length will require cleanouts. <br /> <br />9. Lots with water services longer than 100 feet in length should be a minimum of 1 -1/2 <br />inches in diameter. <br /> <br />10. The material s and locations of the house services must be shown on the plans. <br />
