ANALYSIS
Dairy Queen
June 26, 2000
page 2
The submittal complies with the GB zoning standards as follows:
• Building
The building footprint is 1655 sf (roughly 40 x 40). The proposed elevations originally
submitted showed predominantly corrugated metal panels with red glazed brick around
the foundation. The City does not allow metal panels to comprise more than 50% of the
entire building (all elevations). On elevations facing a street, metal panels may not
exceed 20% of the wall surface. EFIS is a simulated stucco, which is acceptable.
The building's tallest point will be 18 ft., though the proposed sign will be 19+ ft. The
north elevation will include 26 ft of glass windows at the pedestrian level. The west
elevation, facing 21st Ave., will include one door and the drive- through pickup window.
The south elevation will include a fenced in area for the cooler /freezer. The fence
material will be painted cedar. The east elevation, facing the parking lot, will include a
double door and 20+ ft of windows.
The trash will be enclosed in the southeast corner of the parking lot. The fencing
material will be painted cedar.
• Lighting
Light fixture locations in the parking lot are shown on submitted plans. Lot lighting must be directed
downward and not up into the night sky.
Required
Proposed
Lot size minimum
20,000 sf
29,223
Lot width minimum
100 ft
130 ft
Setbacks: buildings
from street
rear lot line
side lot line
parking
from street
rear lot line
side lot line
30 ft
30 ft
10 ft
15 ft
10 ft
10 ft
30 ft
130 ft
45 ft
15 ft
18 ft
10 ft
Bldg. height
45 ft
18 ft
Green space
25%
37%
• Building
The building footprint is 1655 sf (roughly 40 x 40).
