•
•
•
f...,
6. Property owners be informed that 8 — 10 inches deep tilling of topsoil prior to sod or
seeding will improve turf performance.
7. The creation of a buffer of native vegetation around natural and created wetlands.
Highland Meadows Re -plat
1. Attempt to create a buffer to preserve stand of oaks on west side of property.
2. City permit flexibility in R -1 zoning standards on street width, lot size, setbacks,
frontage...etc to permit preservation of larger tracts of open space without changing
density.
3. Project design should attempt to maximize infiltration of storm water on the site and
reduce runoff into lakes and naturally occurring wetlands. When runoff into water
bodies is unavoidable, storm water should be directed over a vegetated surface via
broad swales. The design should attempt to maximize the surface area over which the
water tiows. The total linear distance of this storm water treatment train should be at
least 100 feet between the storm water detention pond and the destination (ditch, lake,
wetland).
4. Before spreading topsoil, the board recommends tilling the soil 8" to 10" deep to
maximize the successful establishment of landscaping and minimization of surface
runoff due to soil compaction during construction.
5. When restoring vegetation to the site, we recommend use of native materials or other
plants that require little irrigation or nutrient addition. Use of exotic, invasive species
is strongly discouraged. (Eg. European buckthorn, Norway maple) See City
Environmental Coordinator for lists of recommended and non - recommended species.
