• WEST SHADOW PONDS OVERVIEW <br />CITY COUNCIL WORK SESSION JULY 19, 2000 <br />• <br />Approvals needed <br />• Comprehensive Plan amendment from Rural to a residential category <br />• Plan amendment to include MUSA allocation <br />• Rezoning from Rural to R -1X <br />• Preliminary plat approval <br />Chronology <br />November 12, 1998 Planning & Zoning Board approved the comprehensive plan <br />amendment, rezoning, and preliminary plat. <br />November 23, 1998 City Council tabled the item. No action has been taken since then <br />on the plat. <br />November 24, 1999 Richard Carlson requests that project be brought to the City <br />Council. After discussions with staff, Mr. Carlson decides to wait <br />to allow new City Council to make progress on Comprehensive <br />Plan. <br />April 12, 2000 <br />Planning & Zoning Board approved minor subdivision of the site <br />to allow for sale of portions of the land. The developer asked to <br />postpone bringing the minor subdivision to the City Council, <br />preferring to reactivate the discussion of the West Shadow Ponds <br />development. <br />July 19, 2000 Discussion of project at City Council work session, at developer's <br />request. <br />Project Summary <br />• 22 single family lots <br />• Rl -X size (all lots are larger than the minimum 12,825 sf) <br />• Extension of West Shadow Lake Drive to 62nd Street <br />• Wetland fill (2 acres) to be mitigated (4 acres of new wetland) <br />No application was submitted to the watershed, but City's current practice is to <br />require indication of watershed pending approval. <br />• Park dedication included with previous dedication from Millers South Glen. <br />• Utilities available to serve the site. <br />
