Twin City Fab, Inc. <br />August 28, 2000 <br />page 3 <br />Sanitary sewer and water service exist on the north edge of the site. This site will <br />connect to the existing facilities. (The City vacated the 74th St. right of way on May 22 <br />but retained a drainage and utility easement.) <br />Stormwater management on this site includes a pond shared by the property on the west. <br />This common pond will serve both sites. Some of the stormwater facilities on the Twin <br />City Fab site will be constructed by Twin City Fab's contractor, while some will be <br />constructed by the current land owner as part of the ponding for the neighboring site and <br />land to the west of that. This requires coordination of design and construction. <br />We note that the storage area is not delineated on the grading plan. The area would have <br />a finished slope of approximately 10% according to the grading plan. This should be <br />corrected on a final plan. <br />The City Engineer's comments address these issues further. <br />• Parking <br />For light manufacturing, our code requires at least one parking spaces per 2000 sf of <br />gross floor area or one space per employee, whichever is greater. Currently, TC Fab has <br />12 full time employees and 5 part time. The office area requires 3 spaces plus one space <br />per 200 sf. For the purposes of calculating parking spaces, the ordinance requirement is <br />to use 90% of the gross building area. <br />The total requirement is 29 parking spaces. The plan shows 29, with an area provided for <br />9 more if additional employees are added. Even if 100% of the office area were used, it <br />would add only one parking space, and the proof of parking accommodates that. <br />The revised grading and utility plan submitted July 21 shows 28 parking stalls though the <br />site plan shows 29. We consider the site plan as the accurate document on parking stalls. <br />• Roads, Access, Circulation <br />Passenger vehicles will use the parking in the front of the building. Trucks will proceed <br />to the back of the building to the loading docks. Curb and gutter will surround the <br />parking area.
