Site and Building Plan approval to allow the construction of 30,266 s quare feet in three <br />buildings and canopy as configured on th e site plan dated received June 14, 2002 <br />1. All refuse and recyclable mate rials shall be stored with in the principal building <br />or within an accessory structure (within a side or rear yard) that is totally <br />screened from eye level view from neighboring uses and public rights of way. <br />2. All signs shall be reviewed with the si gn permit applications and shall be required <br />the applicable requirements of the Ordinance. <br />3. Light fixture design is a solid dome va riety only and under- c anopy lighting shall <br />be submitted and subject to staff approval. There will be no canopy illumination <br />on the east, west, and north sides of the canopy. <br />4. The submitted erosion and grading plan shall be revised to incorporate the City <br />Engineer’s comments, dated July 3, 2002. <br />5. The submitted utility plan sh all be revised to incor porate the City Engineer’s <br />comments, dated July 3, 2002. <br />6. Stop signs shall be installed and maintain ed at the access points with the public <br />road. <br />7. The Rice Creek Watershed District issues a permit to allow the development <br />proposal and the conditions requi red by it are fulfilled. <br />8. A Watershed District Permit is received prior to City build ing permit issuance. <br />9. A final plat and vacation of easements shall be submitted and approved by the <br />City. The plat shall also include dedica tion of access control, along Birch Street, <br />to Anoka County. <br />10. Prior to the commencement of any site work, the applicant enters into a <br />performance agreement with the City and post all the necessary securities <br />required by it. <br />11. No exterior audio system associated with the site. <br />12. Limiting hours of operations from 5:00 a.m. to 11:30 p.m. <br />13. Subject to Anoka County traffic approval. <br />14.
