Revised plans <br />depicting such change shall be provided pr ior to City Council c onsideration of the <br />application. <br />7.The tree preservation plan be modified to indicate all signifi cant trees on site and <br />those to be saved. Revised plans depicting such change shall be provided prior to <br />City Council considerati on of the application. <br />8.All off-street parking areas and associated drive lanes (includi ng the planting medians <br />on the east side of the building) be provided a continuous concrete curb. <br />9.The one-way bypass lane around the perimeter of the building be striped and thereby <br />segregated from adjacent stacking lanes. <br />10.If trash is to be stored outdoors, the loca tion of the enclosure be illustrated on the site <br />plan. Revised plans depicting such change shall be provided prior to City Council <br />consideration of the application. All refuse and recyclable materials shall be stored <br />within the principal building or within an accessory structure (within a side or rear <br />yard) that is totally screen ed from eye level view from neighboring uses and public <br />rights of way. <br />11.The City Engineer provide comment and recommendation regarding the proposed <br />sign placement within the “rainwater garden”. <br />12.All site signage comply with the ap plicable requirement s of the Sign Code. <br />13.Pavement directional signage be provi ded to ensure proper site circulation. <br />14.The wall mounted light fixtures be changed such that the source of the light is hooded <br />and controlled so as not to illuminate adjacent properties or public rights-of-way. <br />Specifically, low-impact, downward-focused, lo w-spill, low-intensity fixtures shall be <br />used. Revised plans depicting such change shall be provided prior to City Council <br />consideration of the application. <br />15.The conditions of the TKDA letter (dated 11 /5 /02) related to grading, drainage and <br />utilities are satisfied. The easement issues must be resolved prior to City Council <br />approval of the application.
